Terms & Conditions

Please read these terms carefully before using NXT Home's platform or booking any property. Using our services means you agree to these terms.

These Terms and Conditions govern your use of NXT Home (operated by Building Sense), including browsing listings, submitting rental requests, and booking properties in Jaipur. By accessing our platform, you agree to be bound by these terms.

1. Platform Overview & Services

NXT Home is a verified property listing and matchmaking platform operating in Jaipur, Rajasthan. We offer the following property categories:

  • Girls PG (Paying Guest Accommodations)
  • Furnished Apartments
  • Residential Real Estate
  • Commercial Real Estate

NXT Home acts as an intermediary between tenants/buyers and property owners. We do not own the properties listed on our platform. All properties are personally verified by our team before listing.

2. Rent Payment Terms

Advance Rent Deposit

All tenants are required to pay rent in advance before move-in. The advance amount and structure will be discussed and agreed upon at the time of booking. Typically, the advance covers:

  • Security deposit (refundable, as per agreement)
  • First month's rent paid upfront

Rent Revision Policy — Every 11 Months

Rent is subject to revision every 11 months from the date of move-in. The revised rent will be communicated at least 30 days before the revision date. By continuing to occupy the property after the revision date, the tenant agrees to the updated rent amount.

Important: Rent revision is standard policy. Tenants who do not agree with the revised amount must vacate the property within the notice period.

Late Payment

Rent must be paid by the 1st–5th of every month. Late payment may attract a penalty as specified in the individual rental agreement. Consistent late payments may result in termination of the tenancy.

Security Deposit

The security deposit is refundable upon vacating the property, subject to deductions for any damages beyond normal wear and tear, unpaid dues, or cleaning charges. The refund will be processed within 15–30 days after the tenant vacates.

Utilities & Electricity

Electricity charges are separate from rent unless specified otherwise. The standard electricity rate is ₹12 per unit.

3. PG Rules & Regulations (Girls PG)

Entry & Exit Timings

  • Standard gate closing time: 10:00 PM (may vary by PG)
  • Late entry must be pre-informed to the caretaker / owner
  • Any resident entering after gate closing hours must have explicit permission

Guest Policy

  • No male visitors inside the PG premises without prior approval from the owner
  • Female guests are permitted only in designated common areas up to 8:00 PM
  • Overnight stays by guests are strictly prohibited unless explicitly permitted by the owner. If permitted, a charge of ₹300 per night will apply.

Noise & Discipline

  • Strict silence is expected after 11:00 PM
  • Playing loud music, creating disturbance, or fighting is not tolerated
  • Any misconduct may result in immediate termination of stay

Prohibited Activities

  • Smoking, alcohol, or consumption of any intoxicants on premises
  • Use or storage of illegal substances
  • Subletting your room or accommodating unauthorised guests
  • Tampering with electrical/plumbing fixtures
  • Cooking in individual rooms (unless specifically permitted)

Room Maintenance

  • Residents are responsible for keeping their rooms clean and tidy
  • Common areas (bathroom, kitchen, terrace) must be maintained collectively
  • Any damage caused to furniture or fixtures will be deducted from the security deposit

Notice Period for Vacating

Tenants are required to provide a one-month prior notice before vacating the flat/PG. Notice must be provided on the 1st of every month. Mid-month notices are not accepted. If notice is given in the middle of the month, or if there is a failure to provide proper notice, it will result in the forfeiture of the rent and security deposit.

4. Booking & Verification Process

Site Visit

We encourage all prospective tenants to do a physical site visit before confirming any booking. Our team will arrange a convenient visit time.

KYC & ID Verification

All tenants are required to submit valid government-issued ID proof (Aadhaar Card, PAN Card, or Passport) before or at the time of move-in. Emergency contacts must also be provided.

Agreement

A rental agreement or PG agreement will be signed between the tenant and the property owner. NXT Home facilitates this process but is not a party to the agreement itself.

5. Tenant Responsibilities

  • Pay rent on time each month as per the agreed date
  • Maintain the property and report any damage immediately
  • Not sublet or transfer the accommodation to another person
  • Follow all PG/apartment-specific rules set by the property owner
  • Provide accurate personal and emergency contact information
  • Give proper notice before vacating (minimum 30 days)
  • Not engage in any illegal activity on the premises

6. NXT Home's Role & Liability

NXT Home acts solely as a property discovery and matchmaking platform. We verify listings and facilitate connections between tenants and owners. However:

  • NXT Home is not liable for any disputes between the tenant and property owner after the agreement is signed
  • We do not guarantee the availability of a property at the time of inquiry unless confirmed in writing
  • Any payment made directly to property owners is not under NXT Home's responsibility
  • We do not take responsibility for any damage, theft, or loss occurring on the property premises

7. Cancellation & Refund Policy

Booking & Token Amount

After confirming the booking by choosing your room, the token amount is strictly non-refundable.

Vacating Immediately After Move-In

If the tenant decides to vacate the PG/flat the next day after shifting due to any reason, the rent and security deposit paid will be strictly non-refundable.

Cancellation Before Move-In

If a booking is cancelled before the move-in date, the refund of advance or security deposit is subject to the terms agreed between the tenant and property owner. NXT Home does not charge any platform booking fee.

No-Show Policy

If a tenant fails to move in on the confirmed date without prior notice, the property owner has the right to forfeit the advance deposit and relist the property.

Mid-Stay Termination

If a tenant vacates mid-month without providing 30-day notice, the remaining month's rent may not be refunded. Security deposit refund terms will be as per the signed agreement.

8. Dispute Resolution & Contact

For any disputes, grievances, or clarifications regarding these Terms and Conditions, please contact us first. We aim to resolve all queries within 48 working hours.

Jurisdiction: Any legal disputes arising from these terms shall be subject to the jurisdiction of courts in Jaipur, Rajasthan, India.

NXT Home reserves the right to update these Terms and Conditions at any time. The latest version will always be available on this page. Continued use of our platform after changes implies acceptance of the updated terms.
